A property inspection allows the valuer to record the characteristics that influence market value and compare the property with relevant market evidence.
Land and location
The valuer considers the site area, shape, access, topography, orientation and surrounding development. Location factors can include proximity to transport, schools, shops, employment areas and other amenities, together with any adverse influences.
Buildings and improvements
The inspection records the property type, accommodation, approximate building areas, construction, age, layout, renovations and other improvements. For commercial and industrial property, configuration, access, services and suitability for occupation may also be relevant.
Condition and presentation
General condition, maintenance, quality and functional utility are considered in the context of the local market. A valuation is not a building or pest inspection, but visible characteristics that may influence market value are taken into account.
Comparable sales and market evidence
After the inspection, the property is compared with relevant transactions. The valuer considers differences in location, land, improvements, condition, sale date and other attributes before reaching an evidence-based market value.
Preparing for the inspection
